Please find below general information and guidance to living in a Rental in London property. 

We hope that our tenants foster a relationship of mutual respect with their flatmates and neighbours. Please refer to the guidelines below for clarity on your rights and responsibilities.

  • Smoking – There is a strict no smoking policy in all properties. Smoking is only allowed outside of the property on the balconies, in the gardens and further than 10 metres away from the ground floor front door or windows. Please do not throw cigarette butts on the pavement, in the gutter outside the house, over the balcony or into the garden bushes. We ask that you are respectful of the property and the space that you share with other tenants. Do not pollute it. Smoking inside properties will incur professional cleaning costs.

  • Rubbish and recycling – Please make sure that your rubbish is sorted into recyclable and non-recyclable bags. There is ample provision made for recycling plastic, glass, cans and paper to the front of all properties. Recycling is mandatory and fines are now in place in many London boroughs. Large items must be taken to the local dump as the council will not take them away. Rubbish creates an eyesore for your neighbours and increases the chances of vermin in the property. Waste management will be charged to tenants at a rate of £80 per hour, plus dump charges.

  • Flat roofs –  Children under 16 years of age must not be allowed onto flat roofs unaccompanied by an adult. Please do not sit on, stand on, or climb over the walls around a flat roof. Please do not lean anything against roof fences – these have been installed as additional protection in case the roof has to be used in an emergency. Any regular use of a flat roof as outdoor space is done so at your own risk.

  • Anti-social behaviour – Tenants should be polite and considerate of flatmates and neighbours at all times. Anti-social behaviour will not be tolerated.

 

  • Houseshare – Tenants must clean up after themselves, including and not limited to washing up dishes and pans after use, and leaving bathrooms in a suitable state for the next visitor. Where bills are shared, please endeavour to pay the person responsible in a timely manner so that he or she does not have to chase you for money.

  • Noise – Please limit noise to 10pm on week nights and 11pm at weekends.

​

  • Communal areas – Please do not monopolise communal areas with laundry, bikes or junk – these areas are to be enjoyed by all. Where flats form part of a serviced building, anything left outside front doors or in communal corridors will be placed back inside the related flat, or removed if it’s creating a nuisance. All items left in communal areas are done so at the owner’s risk.

  • Security – Please only allow people into the building that are known to you. Do not let anyone follow you into a building. Do not accept delivery of packages for individuals that you do not know. Do not allow inspections of your property by anyone except your energy supplier.

  • Maintenance – Your property will be inspected regularly and proactive maintenance carried out. Please email maintenance requests to info@ukpropertyrental.co.uk

*Avoidable emergency call-out charges will be forwarded to tenants. Emergency call-outs are charged at £190 + VAT for an initial call-out charge. £90 per half hour thereafter. Please think before making an emergency call-out.
